Understanding Our Home Building Process

Whether you own land already or are still looking for the right lot and floor plan, our process will take you from where you are now to owning a brand new home that’s ideal for you and your family.
Here’s an overview of the JH Homes building process:
Phase One: Lot assessment and financing
In an initial meeting, we’ll find out what you have in mind for your new home and where you’d like to build it.
If you own land already, we’ll conduct a free lot assessment to see if it’s suitable for building. We’ll determine what size house can be built on it, what the best orientation would be and what steps are required before building begins. Want a brand new house but don’t want to move out of the neighborhood where you feel at home? We can tear down your existing home and build on the same lot.
Next you’ll meet with lenders to obtain a construction-to-permanent loan. This type of loan will finance the building of your home and become the mortgage for the completed home.
Phase Two: Choose your floor plan and finishes
When the preliminary steps are complete, you’ll have the opportunity to choose one of our semi-custom floor plans. Together we’ll personalize the layout, features and design details so it’s a perfect fit for your needs and tastes.
We obtain the required construction permits and you’ll close on your loan. Now construction can begin!
Phase Three: We build your home
Construction starts with preparing the lot. That includes tearing down any existing buildings, doing sitework, digging out the footers or basement and bringing in utilities.
As the framing goes up and the house is built, you’ll have several scheduled visits to tour your home and see the progress.
Phase Four: Move in!
Once the home is finished and thoroughly cleaned, we’ll take you on a final walk-through orientation. You’ll check everything out and learn about the HVAC, smart home features and other systems.
In a separate meeting, a rep from the third-party warranty company will explain the warranty terms and what is covered.
Finally, we conduct the closing. The deed will be filed and the home is now yours! You can move in and begin making your new house a home!
